SHIHAB Elite Residences is a private collection of six individually designed luxury apartments in West Amman, originally built in 1990 by the owner's family and completely renovated to contemporary standards in May 2026. Conceived for long-term comfort rather than short-term turnover, each residence combines generous proportions, refined materiality, and practical luxury — from integrated storage and fully equipped kitchens to acoustic privacy, double-glazed windows, and environmentally controlled interiors.

The building operates under single-ownership governance with dedicated maintenance, controlled access, and full CCTV security. A day attendant lives on site in a dedicated basement apartment — reachable via the building intercom and via direct WhatsApp message — and reports directly to the owner. A separate night guard covers evening and overnight hours, giving the building 24/7 on-site presence. ZagTrader's regional office occupies a separate basement entrance within the building, providing additional same-building management. Residences 102 and 201 include dedicated on-site parking; other residences use ample street parking on the building's quiet interior street. An on-site EV charging bay is available on-demand to any residence, securely metered to the user's residence via key box. RO-filtered drinking-grade water is supplied from every tap. Residents furnish personal living and sleeping areas to their own standard.

A family legacy, fully renewed

The building was originally constructed by Shihab's father in 1990, with thoughtful additions across the decades. Shihab acquired it in full and undertook a complete contemporary renovation, completed May 2026 — preserving the family legacy and bringing every system to current best practice.

Designed by the owner

Shihab personally architected the renovation. Every layout, material, and finish was specified item by item, to the standard of an owner-occupier — with a finishes budget set at two to three times the typical commercial spend.

Tenants are personally interviewed

Every prospective resident is reviewed personally by the owner. Inquiries are expected to share professional context, household size, intended lease term, and to provide a security-clearance or no-criminal-record confirmation. Curation is not a marketing line; it is the operating model — and the comfort each resident receives is knowing exactly who their neighbours are.

24/7 on-site presence and accountable management

A day attendant lives on site in a dedicated basement apartment, reachable from every residence via the building intercom and via direct WhatsApp message. A separate night guard covers evening and overnight hours. The day attendant reports directly to the owner and is responsible for the building's functionality, cleanliness, and tranquility. A ZagTrader regional office, with a separate basement entrance, provides additional same-building management. The owner's mother is the long-term resident of the ground-floor residence.

Tenant Selection

Prospective residents are asked to share who they are and what they do, household size, intended lease term, and to provide a security-clearance or no-criminal-record confirmation. All residents agree in writing to the building’s standards for quiet enjoyment and community conduct.

Cats are welcome. Dogs are not permitted in the building.

Smoking is strictly prohibited in all common areas. Violations are subject to formal warnings and potential escalation.

Subletting is not permitted under any circumstances. All leases are a minimum of 12 months. Short-term or transient use is prohibited.

No commercial activity may be conducted from the residences. Corporate leases are accepted for named residential occupants only.

Quiet enjoyment is a core building standard. Repeated disturbances may result in non-renewal.

Payment in JOD with USD Flexibility

All lease payments are denominated in Jordanian Dinar (JOD). Residents may settle in USD at the prevailing JOD/USD rate at any time, providing a practical hedge for internationally paid tenants.

Bilingual Lease

Lease is provided in English and Arabic, with identical terms in both languages. A template copy can be shared upon qualified inquiry.

Mission Clause (60 Days)

If a resident is recalled by their employer or their official posting ends, the lease may be terminated with 60 days' written notice supported by an official letter from the employer or mission. Standard provision for UN, embassy, and multinational tenancies.

Residences 101 and 303 are offered fully furnished — turnkey for immediate move-in, including beds, dining, and living-room furniture.

Semi-Furnished (default for 102, 201, 301, 302)

Includes fully equipped kitchen, washing machine, AC throughout, and integrated closets. Residents bring their own beds, dining table, and couches to personalise their living and sleeping areas.

Furnishing Option on a 4-Year Term

A four-year signed lease unlocks a custom furnishing arrangement, coordinated with the resident, to convert a semi-furnished residence into a fully turnkey home.

Utilities

Resident-Held Subscriptions

Power and (where applicable) gas subscriptions are held directly by each resident. RO-filtered drinking water from every tap is supplied by the building and included in the building maintenance arrangement.

Electricity

Each residence holds its own utility subscription with the national provider. Usage is metered per residence — no shared bills, no estimates.

Gas (Underfloor Heating Units)

Residences with underfloor heating have their own gas subscription. Usage is billed directly to the resident by the provider.
