Furnished Residences, Reconsidered

A private collection of furnished residences, beyond the serviced-apartment and hotel model.

SHIHAB Elite Residences is a collection of high-end furnished apartments for annual and selected shorter-term residential leases in Um Uthaina, West Amman. Five homes are fully furnished; the full-floor Residence 201 is offered semi-furnished with complete furnishing available by arrangement. All six are governed and maintained by one owner for family, executive, and diplomatic living.

Not a hotel residence

No public lobby, restaurants, event traffic, or rotating hotel guests. The building is residential in purpose and scale.

Not a serviced-apartment operation

Residences are designed for settled life, with annual residency preferred and no subletting or transient turnover.

Not a brokerage portfolio

Every home is in one building, under one owner, one maintenance approach, and one House Standard.

A complete residential environment

Interior-designed homes, protected shared spaces, direct accountability, and a calm six-household setting for families and professionals.

The Collection

Enter by floor.

Six residences, no two alike. Every one was specified to the standard of the one the owner would live in himself — not a flagship apartment and five lesser ones. Select a floor to see what lives there.

Rooftop Arrival

A motif carried through the building.

On the high-ceiling landing shared by Residences 301, 302, and 303, a chandelier of clear, white, and amber glass leaves forms a descending canopy above the rooftop arrival.

The same leaf composition will continue more quietly in artwork behind the bedroom headboards, connecting a shared arrival with the private rooms beyond it.

Why this is rare in Amman

The difference single ownership makes.

Most Amman buildings are owned floor by floor. Maintenance decisions, shared budgets, and standards therefore depend on several unrelated parties.

SHIHAB Elite Residences is structurally different. The entire building is owned, governed, and maintained by a single party — and that is the one thing a floor-by-floor building can never replicate.

Typical building in Amman
  • Multiple unrelated owners, no enforced association
  • Fragmented decision-making and maintenance
  • Standards vary from floor to floor
  • No single point of accountability
SHIHAB Elite Residences
  • ·One owner governs the entire building
  • ·One consistent maintenance standard
  • ·Shihab Khalil, personally accountable
  • ·One residential philosophy, uniformly applied
Owner-governed under a single long-term standard
A personal introduction helps ensure the residence is a good long-term fit
Residents' Council — a direct resident forum, while accountability stays with one owner
Annual lease preferred
No subletting. Long-term residency preferred.
Corporate leases accepted for named occupants only
Direct owner accountability, personally managed
Standards maintained for privacy and quiet enjoyment

One owner means one accountable decision-maker for maintenance, shared services, and the long-term character of all six residences.

The Setting

Room to breathe.

Most of Amman is built window to window — towers pressed against their neighbours, terraces that look straight into the next balcony. This building is the exception: an elevated corner plot on two wide streets, set back behind its own landscaped garden, with nothing built against it. Light enters from every side; the terraces open onto sky.

Daily Life

A week from the front door.

Beyond proximity figures — what the rhythm of the week actually looks like from this address, for the resident, the family, and the spouse who runs the daily route.

01

The school run

Modern American School in 9 minutes. Cambridge High, Lycée Français, and the American Community School all within 10–15 minutes. The morning route is school, then 5th Circle, then home — no Zahran traffic.

02

Your family doctor

Al-Khalidi Medical Center — a leading private hospital popular with international residents — is 5–8 minutes from the building. Istishari is just as close. Specialty Hospital (JCI-accredited) is 12 minutes if needed.

03

The weekly shop

Cozmo Centre at the 7th Circle for international goods (5 minutes). Sameh Mall in Sweifieh for the regular weekly basket (8 minutes). Carrefour at City Mall for the bigger trip (12 minutes).

04

A weekend outside

King Hussein Public Parks in Dabouq — 62 hectares with a children’s museum and the Royal Automobile Museum — is 10–15 minutes by car. There is no large park within walking distance of the building; the route to the park is the weekend ritual.

05

Hosting visiting family

Four Seasons, St. Regis, Sheraton, and Fairmont sit at the 5th Circle, 3–6 minutes from the front door — close enough for an evening out, close enough to put visiting parents or business guests up without dispute. Golden Gate Mall, inside Um Uthaina itself, adds boutique dining and cafés within easy walking distance.

06

Evenings at home

The building stands on two streets with nothing blocking the views. Light enters from multiple sides during the day; in the evening, the terraces face open horizon rather than another building’s wall. A predominantly residential setting, typically quiet in the evenings.

Location

Um Uthaina — why here.

SHIHAB Elite Residences sits on an elevated ~1,500 sqm plot between the 5th and 6th Circles of Um Uthaina — one of West Amman’s most established residential neighbourhoods. The building stands on two streets with nothing blocking the views; every floor draws light from multiple sides.

Um Uthaina sits between the international rhythm of Abdoun and the business density of Sweifieh — quieter than the former, more residential than the latter, and less remote than Dabouq. Long favoured by established Amman families, and by embassy and international households, for calm streets and central reach to everything that matters in the week.

Amman’s BRT does not serve Um Uthaina directly; a car or Careem is required for daily mobility. Queen Alia International Airport is 30–35 minutes off-peak via Airport Road.

The Owner

I built this for the way I wanted my own family to live.

Every residence was designed to that same standard. Then I opened the collection to other households.

Shihab KhalilOwner & Design Steward
The name over the door

My father laid the foundation in 1990. I built on his vision.

He was known as Abu Shihab. The name over the door joins his to mine — and in the mark, the taller block on the right stands for Abu, the shorter on the left for Shihab. Read right to left, as Arabic is read, he comes first.

What that means for you
Every residence specified to the standard of the one I would live in myself — not a flagship apartment and five lesser ones
One owner, personally accountable. No holding company, no managing agent, no rotating property manager
Every tenancy reviewed directly by the owner before a lease is signed. That is what keeps the building quiet

The Building

Built once. Renewed in 2026.

Foundation laid by the family in 1990; a complete contemporary renovation finished May 2026 brought every system, surface, and appliance to current best practice. The full specification, open to inspection.

An oasis in the busy city — six homes, one standard, and an owner you can reach by name.

Lease Terms

How tenancy works.

We share terms on inquiry, not on the page. Every lease here is a personal arrangement, not a listing — clear, written, and designed for residents who plan to stay.

Annual Lease Preferred

Annual terms are preferred, renewable, with no subletting. Shorter furnished stays may be considered by direct arrangement. Residence 303, the collection's furnished extended-stay suite, is offered monthly (one to three months standard; Wi-Fi, AC, and power included).

Payment in JOD with USD Flexibility

All lease payments are denominated in Jordanian Dinar (JOD). Residents may settle in USD at the prevailing JOD/USD rate at any time, providing a practical hedge for internationally paid tenants.

Bilingual Lease

Lease is provided in English and Arabic, with identical terms in both languages. A template copy can be shared upon qualified inquiry.

Mission Clause (60 Days)

If a resident is recalled by their employer or their official posting ends, the lease may be terminated with 60 days' written notice supported by an official letter from the employer or mission. Standard provision for UN, embassy, and multinational tenancies.

Interior-Designed & Prepared for Arrival

Residences 101, 102, 301, 302, and 303 are fully furnished with brand-new, interior-designed pieces and available to view and reserve now. Move-in begins as final building-wide touches complete around September 2026. Residence 201, the Villa in the Sky, is offered semi-furnished as standard, with a complete interior-designed furnishing package available by arrangement. Every residence is a one-of-a-kind design; no two are alike.

Utilities

Resident-Held Subscriptions

Power and (where applicable) gas subscriptions are held directly by each resident. Drinking-water filtration is provided in each residence by the building and included in the building maintenance arrangement.

Electricity

Each residence holds its own utility subscription with the national provider. Usage is metered per residence — no shared bills, no estimates.

Gas (Piped Utility Subscription)

Residences 101, 102, and 201 hold their own piped gas utility subscription, covering the kitchen cooktop, fireplace, and underfloor heating. Usage is billed directly to the resident by the provider.
