SHIHAB Elite Residences is a collection of high-end furnished apartments for annual and selected shorter-term residential leases in Um Uthaina, West Amman. Five homes are fully furnished; the full-floor Residence 201 is offered semi-furnished with complete furnishing available by arrangement. All six are governed and maintained by one owner for family, executive, and diplomatic living.

On the high-ceiling landing shared by Residences 301, 302, and 303, a chandelier of clear, white, and amber glass leaves forms a descending canopy above the rooftop arrival.

SHIHAB Elite Residences is structurally different. The entire building is owned, governed, and maintained by a single party — and that is the one thing a floor-by-floor building can never replicate.
One owner means one accountable decision-maker for maintenance, shared services, and the long-term character of all six residences.
Most of Amman is built window to window — towers pressed against their neighbours, terraces that look straight into the next balcony. This building is the exception: an elevated corner plot on two wide streets, set back behind its own landscaped garden, with nothing built against it. Light enters from every side; the terraces open onto sky.

Al-Khalidi Medical Center — a leading private hospital popular with international residents — is 5–8 minutes from the building. Istishari is just as close. Specialty Hospital (JCI-accredited) is 12 minutes if needed.
Cozmo Centre at the 7th Circle for international goods (5 minutes). Sameh Mall in Sweifieh for the regular weekly basket (8 minutes). Carrefour at City Mall for the bigger trip (12 minutes).
King Hussein Public Parks in Dabouq — 62 hectares with a children’s museum and the Royal Automobile Museum — is 10–15 minutes by car. There is no large park within walking distance of the building; the route to the park is the weekend ritual.
Four Seasons, St. Regis, Sheraton, and Fairmont sit at the 5th Circle, 3–6 minutes from the front door — close enough for an evening out, close enough to put visiting parents or business guests up without dispute. Golden Gate Mall, inside Um Uthaina itself, adds boutique dining and cafés within easy walking distance.
The building stands on two streets with nothing blocking the views. Light enters from multiple sides during the day; in the evening, the terraces face open horizon rather than another building’s wall. A predominantly residential setting, typically quiet in the evenings.
SHIHAB Elite Residences sits on an elevated ~1,500 sqm plot between the 5th and 6th Circles of Um Uthaina — one of West Amman’s most established residential neighbourhoods. The building stands on two streets with nothing blocking the views; every floor draws light from multiple sides.
Um Uthaina sits between the international rhythm of Abdoun and the business density of Sweifieh — quieter than the former, more residential than the latter, and less remote than Dabouq. Long favoured by established Amman families, and by embassy and international households, for calm streets and central reach to everything that matters in the week.
Amman’s BRT does not serve Um Uthaina directly; a car or Careem is required for daily mobility. Queen Alia International Airport is 30–35 minutes off-peak via Airport Road.
I built this for the way I wanted my own family to live.
Every residence was designed to that same standard. Then I opened the collection to other households.
My father laid the foundation in 1990. I built on his vision.
He was known as Abu Shihab. The name over the door joins his to mine — and in the mark, the taller block on the right stands for Abu, the shorter on the left for Shihab. Read right to left, as Arabic is read, he comes first.

We share terms on inquiry, not on the page. Every lease here is a personal arrangement, not a listing — clear, written, and designed for residents who plan to stay.
Annual terms are preferred, renewable, with no subletting. Shorter furnished stays may be considered by direct arrangement. Residence 303, the collection's furnished extended-stay suite, is offered monthly (one to three months standard; Wi-Fi, AC, and power included).
All lease payments are denominated in Jordanian Dinar (JOD). Residents may settle in USD at the prevailing JOD/USD rate at any time, providing a practical hedge for internationally paid tenants.
Lease is provided in English and Arabic, with identical terms in both languages. A template copy can be shared upon qualified inquiry.
If a resident is recalled by their employer or their official posting ends, the lease may be terminated with 60 days' written notice supported by an official letter from the employer or mission. Standard provision for UN, embassy, and multinational tenancies.
Residences 101, 102, 301, 302, and 303 are fully furnished with brand-new, interior-designed pieces and available to view and reserve now. Move-in begins as final building-wide touches complete around September 2026. Residence 201, the Villa in the Sky, is offered semi-furnished as standard, with a complete interior-designed furnishing package available by arrangement. Every residence is a one-of-a-kind design; no two are alike.
Utilities
Power and (where applicable) gas subscriptions are held directly by each resident. Drinking-water filtration is provided in each residence by the building and included in the building maintenance arrangement.
Each residence holds its own utility subscription with the national provider. Usage is metered per residence — no shared bills, no estimates.
Residences 101, 102, and 201 hold their own piped gas utility subscription, covering the kitchen cooktop, fireplace, and underfloor heating. Usage is billed directly to the resident by the provider.
